House Renovation – Brownlow Project Description:

This project highlights what a little creative thinking can achieve. This project is not only a credit to our celebrated designers but also to our planning policy strengths. Brownlow was a 1960s, 2600sqft traditional bungalow with little architectural merit. Today it stands as a 5200ft, two storey, contemporary family home with the best modern technology can offer and all because of spectacular design work and a some out of the box thinking.

The property sits within Green Belt and this Local Authority places a strict 200m3 allowance on any extensions to existing dwellings within Green Belt. This volume would not of been adequate to achieve our clients’ aspirations for their new home. A plan was created that allowed the permitted development rights to be utilised on the property first and then a formal planning application was applied. Allowing the design to be split into a number of applications and effectively increase the amount of extra development the property was allowed to achieve within the strict planning policy regulations. The designs had to be created so that each application could stand on its own merit but still achieve the overall desired end result.

The application was a success, the Local Authority supported not only the designs but also the unconventional route taken to achieve it. The completed project represents a truly stunning home, set in an idyllic location and has subsequently been nominated for a Wigan Design Award 2015 for best new home.
